Property Evaluations
and Appraisals
I40 provides a valuable service by searching the property values in your area and returning an accurate value assessment to you. By assembling information from public records and private data bases we are able to get the information you need.

 

AVM (Automated Value Model)

Automated property evaluations are usually ordered and delivered through a system to system interface. The report you receive will have 3 to 5 comparable sales used in the value calculation. Generally the sales are within 12 to 18 months, within 20% of the subject property's square footage and no further than 1 to 1.5 miles of the subject.

Assisted AVM (Automated Value Model)

Step one, tax assessor information.
This information can be used to verify data in any AVM we use including the I40 AVM model EVX. This data is researched and secured on every order submitted to I40. Using current tax assessments and recent previous sales on the subject, our model can generate useful conservative estimated values for the subject. This report will contain subject data only and there are no comparable sales. This model is used in the event the comparable sales AVM models fail due to lack of accurate data or coverage limitations
                                                     
Step two, using assisted AVM’s.

We offer the nation's best Automated Value Models (AVM’s), including the I40 EquiValue AVM. Because of human interaction these reports will have superior data on the subject property and local sales.  The report you receive will have 3 to 5 comparable sales used in the value calculation. Generally the sales are within 12 to 18 months, within 20% of the subject property's square footage and no further than 1 to 1.5 miles of the subject. The majority of the reports will contain a map which will display the location of the subject and the comparables. The AVM model used will be based on the accuracy of the data delivered in the report. This will be determined by a real estate professional reviewing the tax assessor data search and the age and distance of comparable sales provided by the AVM in question.

BPO (Broker Price Opinion)

When the AVM’s and online data fail, we upgrade to a field product we call the EquiValue BPO. This is an evaluation completed in the field. It mimics and has some of the elements of a basic drive-by appraisal. You will get 3 comparables, a neighborhood commentary and a photo of the subject. This report is generally completed within 48 to 72 hours of being ordered and is used on loan amounts of $250,000.00 and below.

 

Appraisals

I40's 2005 (Drive-by) and 1004 (Full) Appraisals are completed by licensed appraisers with credentials that meet the banks requirements. These are engaged when the automated and BPO process fails, or when loan amounts exceed $250,000.00. Land only, non-owner occupied and Manufactured Home appraisals are also offered through I40.

 

Appraisal Management

The I40 Appraisal Management program has been designed to deliver exactly what the client needs and would require if the task was handled internally. Our system provides a way for the client to continue their use of preferred appraisers on their approved appraiser list. What we provide is the third party ordering and retrieving of the individual appraisals needed during loan processing.

  1. Our system puts approved appraisers in a managed rotation, grading each appraiser on quality, turn-time and pricing all in a customized scorecard system.
  2. Our system allows the bank to order appraisals in any area of the country through the I40 secure web-site.
  3. We maintain complete communication 24 hours a day with our client, the appraiser, and the processing staff.
  4. We offer a complete notification system for required additional information, appraisal problems, receipts of orders and completed orders.
  5. We maintain the appraiser documentation required by the client including licenses, qualifications, E&O insurance and real-time scorecards.
  6. I40 provides an administrative review on each appraisal completed. The QC forms are customizable to each client’s individual needs.
  7. Our pricing is simplified compared to the typical industry standard. I40 completes all work on an actual cost of the appraisal plus the I40 processing fee.
