Deed Report
Our Deed Report is a simple solution for those looking for basic information. This document contains the legal description and vesting, owner of record, for any given subject property. The most recent recorded deed or document conveying ownership is searched / located and the appropriate data is inserted into our report. A copy of the recorded document can be attached to our Deed Report.
Property Report
Our Property Report, also known as an O&E, contains the legal description, vesting information and liens of record for any given subject property. This is normally a single owner search back to the transfer of ownership to the current owner. The most recent recorded deed or document conveying ownership is searched along with liens recorded against the subject property and the appropriate data is inserted into our report. A copy of the recorded documents can be attached to our Property Reports.
Full Search
Our Full Title Search contains the legal description, vesting information and liens of record for any given subject property. This is normally a multiple owner search back 20 years, documenting the history of transfer of ownership to the current owner. The most recent recorded deed or document conveying ownership is searched along with liens recorded against the subject property and the appropriate data is inserted into our report. A copy of the recorded documents can be attached to our Full Title Searches.
Final
A Final is used as verification of lien position for the lender. We recheck the original search for accuracy and to insure no new documents have been filed at the courthouse.
